This policy explains what information firsthomeontario.ca ("First Home Ontario", "we") collects, why, who it is shared with, and your choices. We follow Canada's privacy law (PIPEDA) and anti-spam law (CASL). Questions or requests: hello@firsthomeontario.ca.

1. What we collect

Information you give us in a form: your name, email and phone number, plus what you choose to tell us (for example your price range, the cities you're interested in, your buying stage, or calculator results you ask us to send).
Calculator inputs, anonymously: numbers you enter in our calculators (such as price, income or down payment), without your name or contact details, to improve the tools.
Website usage: pages viewed, clicks and scroll depth, plus basic device and browser information, through analytics tools. We do not send your name, email or phone number to analytics tools.
Browser storage: small, non-identifying items saved in your browser, such as a session ID and whether you've already seen one of our pop-ups, so we don't show it again.

2. How we use it

To send the reports and information you request, and to confirm your requests.
To respond to requests for advice, a custom development list, or an information package.
To refer you to a mortgage partner, only if you ask for a referral and tick the box agreeing to it.
To send new-build update emails, only if you opt in (see section 4).
To improve our calculators and content, and to protect the site against spam and abuse.

3. Who we share it with

firsthomeontario.ca is a marketing firm. When you ask for advice or information, we share the details you volunteered with our client partners (such as William Forbes, REALTOR®), who handle the regulated real-estate services.

Mortgage referrals: if you request a mortgage referral and agree to it, we share your name, email and phone number with one mortgage professional we partner with, who will contact you.

Service providers that process information for us, under their own security and privacy terms:

Supabase: our database, hosted in Canada.
Vercel: website hosting.
Resend: email delivery.
PostHog and Google (Analytics and Tag Manager): website analytics.
Google Maps: the maps on our city pages.

Some of these providers operate outside Canada, mainly in the United States, so your information may be processed there and be subject to those countries' laws. We never sell your information.

4. Email and CASL

We only send marketing emails, such as new-build updates, if you have given express consent by ticking an unticked box. We record the wording you agreed to, the date and time, and the page you were on.
Every update email identifies us, includes our mailing address, and has an unsubscribe link. Unsubscribing takes effect immediately, and we keep your email on a do-not-email list so the request stays respected.
Emails you ask for (like a report or a confirmation of your request) are not marketing messages.

5. How long we keep it

We retain marketing consent records for 3 years and business transaction records for 7 years, per CRA requirements.

6. How we protect it

Information is sent over encrypted connections, and our lead database can only be accessed by our server and authorized people, not from the public website.

7. Your rights

You can ask to see, correct, or delete the personal information we hold about you, or withdraw your consent, by emailing hello@firsthomeontario.ca. To stop update emails, use the unsubscribe link in any update email. If you are not satisfied with our response, you can contact the Office of the Privacy Commissioner of Canada.

8. Changes to this policy

We will update this page when our practices change, and revise the "Last updated" date above.
